On-going Communication:It’s important that our owners are aware of the status of their property. We’ll keep you updated on tenants, vacancies, lease agreements, deposits, maintenance issues, payment, and any other property related things that come up.
Renting at the Right Price:Our licensed Real Estate agents are knowledgeable about the local real estate market and will help you determine the potential monthly market income for your property.
Inspections:Our knowledgeable staff will conduct a walk through inspection of your property at the end of each lease term using a thorough move-out checklist. We verify that all carpets have been cleaned by a professional, unit is clean and move-in ready, paint (if necessary) have been done right, and missing items and damage are notated and deducted from the former tenant’s security deposit. At the same time, we also note preventative maintenance items that may be of interest or concern for the property owner. At management discretion My Place Realty and Management will perform 1 interior/exterior inspection per year. Each additional inspections at the owner’s request will be a $75 trip charge.
Shorter Vacancies:Our aggressive marketing techniques include: showings of the property, online MLS listings, social media, and marketing on our own website. These guarantee a property’s exposure to the largest market in the shortest time. We are also available most hours of the day to handle calls and emails from potential renters, so our owners don’t have to be.
Screening of Quality Clients:We thoroughly screen each prospective tenant for credit, employment, background, and housing history.
Security Deposits:For additional protection, we require a security deposit equal to one month of rent. Applicants with pets (if approved) are required to pay a $200 non-refundable pet fee and $25 monthly pet rent. All deposits are held in a separate escrow account as required by state real estate regulations until they are refunded to the tenant. We allow potential tenants to put down a holding fee to hold the property while we process their application. It will hold the property for up to 30 days. Rent will start after 30 days and they must have utilities turned on in their name, security deposit paid, lease signed and pay 1 full month of rent by move in date and pay any pet fees. Any pro-rations owed the month they move in will be paid the following month.
Full Service Leasing:We negotiate all terms and prepare leases that ensure protection for our property owners.
Timely Rent Collection:All rent is due on the 1st of each month and is considered late and penalized with a 10% late fee if received after the 5th of the month. Late notices are sent out on the 6th. Our experienced staff handles all collection calls and initiates any removal proceedings if the tenant does not make immediate arrangements for rent payment.
Cost Effective and Reliable Maintenance:We handle all emergencies for the owner. If a heating unit stops working on Christmas Eve, the tenants call us instead of the owner. Timely and competent maintenance is the key to protecting our owners’ investments. While some small issues can be resolved to by our in-house maintenance staff, most repairs will be handled by independent third party vendors, or outside contractors, selected for their ability to provide quality service at the best price. Owners reserve the right to schedule and control repair and maintenance responsibilities if they so desire.

How it works:
In order to keep your financials secure, we use a state of the art portal system that communicates with your email. Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
